Painters Annandale

Inner West painters since 1998, heritage terraces, modern homes, commercial

Looking for painters in Annandale who’ll treat a Victorian terrace with the care it deserves, or knock over a quick interior repaint without the drama? Dupaint has been painting Inner West homes and businesses since 1998, and our Glebe office is just up the road on Bridge Road. We’ve worked across Annandale’s stock of period terraces, Federation cottages, modern townhouses and commercial buildings, and we know the practical realities of working in narrow streets, on shared party walls, and around heritage detail that needs to be preserved rather than painted over.

Painting an Annandale home

Painting services in Annandale

Interior painting

Walls, ceilings, doors, architraves, skirtings, ceiling roses, cornices and feature walls. We’re set up for the period detail you’ll find in Annandale terraces — pressed metal ceilings, decorative cornices, original timber doors and frames — and we know which prep is worth doing and which isn’t. Most interior repaints take 3–7 working days depending on the size of the home and the condition of the surfaces.

Exterior painting

Front facades, weatherboard, render, masonry, fences, verandahs and roofs. Annandale’s stock of Victorian and Federation homes often needs more than a fresh coat — we’ll flag salt-leaching on rendered fronts, hairline cracks above windows, peeling lacework, or paint failure on lime-mortared brick before we quote, so there are no surprises later.

Heritage and period homes

Many Annandale homes sit within heritage conservation areas under Inner West Council, which can affect colour selection on the front facade. We’ll work to a heritage-appropriate palette where it’s required, and use breathable paint systems on lime-mortared masonry so moisture doesn’t get trapped behind the paint film. If your home was built before about 1970, lead paint is also a real consideration — we follow safe removal practice and dispose of waste appropriately.

Strata and apartment painting

We paint strata-managed apartment buildings, common areas, and individual apartments across Annandale’s mix of unit blocks and converted warehouses. Coordination with strata managers, building access, and neighbour notification — we handle all of it.

Commercial painting

Shopfronts, offices, restaurants, fitouts. We’ve worked with Beyond Building Solutions on commercial fitouts including franchised gyms and food venues across Sydney, and our 7am–5pm Monday-to-Friday operating hours fit around most retail and office trading. After-hours work available where required.

Kitchen painting and specialty finishes

Cabinet repaints (a fraction of the cost of a full kitchen replacement), feature walls, microcement, marble effect finishes, limewash, French wash, metallic and textured finishes. If you’ve seen something in a magazine and want to know whether it’ll work in your space, send us the photo when you book your quote.

How we work, from first call to final walkthrough

When you call or fill in the form, here’s what happens:

  1. Free on-site quote — Usually within 1–2 business days. Maz or one of the senior painters walks through with you, takes measurements, looks at surface condition, and asks about colour and finish preferences.
  2. Written quote — Itemised by area and surface, with paint specified. No hidden charges. Back to you within 48 hours of the visit.
  3. Scheduling — Once you’ve approved the quote, we book a start date that suits you. Interior work usually needs 1–2 weeks’ notice; exterior work in winter we’ll often slot you in faster.
  4. Preparation — Most of the work is in the prep. Filling, sanding, undercoating, masking. For heritage facades this is where we earn our keep.
  5. Painting — Two coats minimum on walls, three on dark or coloured finishes, and we don’t cut corners on cutting in.
  6. Final walkthrough — Before we leave, we walk the job with you and fix anything you flag on the spot. Then your 5-year workmanship warranty kicks in.

What it costs to paint a home in Annandale

Pricing depends on the surface condition, the size of the property, and the finish you want. As a rough guide for 2026 across the Inner West:

Job Typical price range
Single room repaint (walls + ceiling) $600–$1,200
Two-bedroom apartment, full interior $4,500–$7,500
Three-bedroom Annandale terrace, full interior $8,000–$15,000
Terrace exterior facade (front only) $4,000–$8,000
Whole-house repaint (interior + exterior) $18,000–$35,000+

These are real ranges based on jobs we’ve quoted across the Inner West. Heritage facades, lead-paint stripping, and substantial repair work will push the upper end. Every quote is itemised so you can see what’s driving the cost.

What's different about painting an Annandale home

Annandale’s housing stock is unusually consistent — most of the suburb was built between the 1880s and 1920s, with infill from the 1960s and 1990s. That means most of the work we do here involves period homes, with a few specific things to watch for:

  • Lead paint — Anything painted before about 1970 is likely to contain lead. We follow safe removal practice and dispose of waste appropriately.
  • Lime-mortared brick — Common on older Annandale terraces. Requires breathable paint systems; modern acrylics can trap moisture and accelerate decay.
  • Pressed metal ceilings — Often found in original Annandale homes. Need careful prep to avoid losing the embossed detail.
  • Cast-iron lacework and balustrading — Common on verandahs and front fences. Needs proper rust treatment and a paint system that handles flexing.
  • Narrow terrace access — A lot of Annandale terraces are 4–5 metres wide with no side access. We plan our setup and cleanup around that.
  • Heritage conservation — Parts of Annandale fall within heritage conservation areas. We’ll flag this at the quote stage and work to a compliant colour palette where required.

If your home was built post-2000, none of this is relevant, but it’s worth knowing what you’re paying for if you’ve been quoted by someone who treats every job the same.
